Project Overview

Following extensive water ingress caused by a burst main, Roxie’s Steak & Tap, Twickenham (now The Rose & Lion) suffered severe damage throughout the ground floor trading areas, cellar, and ancillary spaces. The incident rendered the premises inoperable, requiring a full strip-out, drying programme, and complete refurbishment to bring the pub back into service.

Our remit covered all aspects of the recovery and refurbishment process – from damage mitigation to design, manufacture, installation, and final finishes – ensuring the venue reopened to the public with improved facilities and enhanced aesthetics.

Scope of Works

  1. Damage Mitigation & Strip-Out
  • Full environmental drying programme using industrial dehumidifiers and air movers.
  • Removal of all affected wall and floor finishes.
  • Safe disposal of damaged materials in compliance with waste regulations.
  1. Building Services Renewal
  • Complete new heating and hot water system installation.
  • Full electrical rewire including lighting, power, and emergency systems.
  1. Joinery & Feature Installation
  • Manufacture, supply, and installation of a bespoke bar servery and back fitting, tailored to the venue’s design theme.
  • Integration of modern functionality while retaining traditional pub character.
  1. Structural & Flooring Works
  • Removal and replacement of damaged floor sub-base.
  • Installation of new commercial-grade floor coverings suitable for high-traffic hospitality use.
  1. Catering Facilities Upgrade
  • Construction of a new commercial kitchen including extraction, stainless steel prep areas, and new appliances.
  • Installation of a dumb waiter in a new location to improve service efficiency.
  1. Washroom & Toilet Refurbishment
  • Full strip-out and replacement of sanitaryware, cubicles, and tiling.
  • Installation of water-efficient fixtures in line with sustainability goals.
  1. External Works
  • External decorations including re-painting and masonry repairs.
  • Minor external fabric repairs to address water ingress vulnerabilities.

  1. Tight Timeline: Coordinated multiple trades concurrently to meet the reopening date without compromising quality.
  2. Bespoke Fabrication: The new bar was designed and built in-house, ensuring an exact fit and matching the client’s vision.
  3. Service Integration: Careful planning to integrate modern mechanical, electrical, and kitchen systems into the existing building fabric.

The project was delivered on time and within budget, transforming The Rose & Lion into a refreshed and fully operational venue. The client benefitted from a more efficient layout, upgraded building services, and an enhanced customer experience, resulting in increased trade upon reopening.
