Project Overview
Following extensive water ingress caused by a burst main, Roxie’s Steak & Tap, Twickenham (now The Rose & Lion) suffered severe damage throughout the ground floor trading areas, cellar, and ancillary spaces. The incident rendered the premises inoperable, requiring a full strip-out, drying programme, and complete refurbishment to bring the pub back into service.
Our remit covered all aspects of the recovery and refurbishment process – from damage mitigation to design, manufacture, installation, and final finishes – ensuring the venue reopened to the public with improved facilities and enhanced aesthetics.
Scope of Works
- Damage Mitigation & Strip-Out
- Full environmental drying programme using industrial dehumidifiers and air movers.
- Removal of all affected wall and floor finishes.
- Safe disposal of damaged materials in compliance with waste regulations.
- Building Services Renewal
- Complete new heating and hot water system installation.
- Full electrical rewire including lighting, power, and emergency systems.
- Joinery & Feature Installation
- Manufacture, supply, and installation of a bespoke bar servery and back fitting, tailored to the venue’s design theme.
- Integration of modern functionality while retaining traditional pub character.
- Structural & Flooring Works
- Removal and replacement of damaged floor sub-base.
- Installation of new commercial-grade floor coverings suitable for high-traffic hospitality use.
- Catering Facilities Upgrade
- Construction of a new commercial kitchen including extraction, stainless steel prep areas, and new appliances.
- Installation of a dumb waiter in a new location to improve service efficiency.
- Washroom & Toilet Refurbishment
- Full strip-out and replacement of sanitaryware, cubicles, and tiling.
- Installation of water-efficient fixtures in line with sustainability goals.
- External Works
- External decorations including re-painting and masonry repairs.
- Minor external fabric repairs to address water ingress vulnerabilities.
